Financial Independence Planner: Should I Give Up on Buying a Property?

Blog
A young man walking alone outdoors with a concerned expression, symbolising financial stress and uncertainty about future decisions.

“You’re 26. You’ve done everything right. Worked extra hours, saved like crazy, stayed disciplined… And still, the bank says no.”

It’s a phrase I’ve heard far too often in coaching sessions and workshops — and it speaks to the silent frustration of a generation that feels like it’s running on a treadmill that only speeds up.

If this sounds familiar, keep reading.

The Reality Behind the Rejections

Our story begins with a young, ambitious architect who’s been juggling a full-time job and self-employed side gigs to save for a property. After two years of sacrifices — including working Sundays — they’re nearly there. But a second rejection from the bank has left them wondering if homeownership is even a realistic dream anymore.

Let’s break this down from a financial independence planner’s perspective.

This isn’t just about buying property. It’s about achieving independence — building a life that’s yours. And while owning your home is one way to do that, it’s not the only way.

Reframing the Goal: Independence vs. Ownership

Ask yourself: is it the house… or the freedom it represents?

If it’s the freedom — from landlords, from rising rents, from instability — there are other strategies worth considering:

  • The Equity Sharing Scheme – Recently updated to allow those aged 25+ to co-purchase property with the government. This is a win for many Maltese buyers stuck just before the finish line.
  • Location Flexibility – Can you compromise on location just for a few years? You’d still get on the ladder — and might even rent the property out in the future for passive income.
  • Co-buying with a friend or relative – Not common in Malta, but growing abroad. With proper legal planning, it’s a real path to independence.

Renting Isn’t the Enemy

Renting gets a bad rap. But let’s be honest — if buying now means financial pressure, lifestyle sacrifices, or delaying your independence even further, then renting smart might be your best move.

It’s temporary. It can be shared. And it keeps you flexible while you build up your savings, improve your credit profile, or allow your self-employment income to mature enough to be recognised.

And most importantly — it protects your peace.

Don’t underestimate the emotional cost of forcing a financial milestone too soon. As a financial independence planner, I always remind clients: money is a tool to build a life, not a life to be sacrificed for the sake of ticking a box.

The Investing Alternative

A financial independence planner will also look at your money holistically.

If you’ve been putting all your money into a deposit fund, consider this: investing smaller amounts monthly into a diversified portfolio could help grow your savings while you wait. You don’t need to be a market expert — just consistent, patient, and open to learning.

Even a simple passive investment strategy, like low-cost index funds, can work wonders over time. You’ll be building wealth — and possibly beating the rate at which property prices are rising.

And here’s something most people overlook: investing gives you options. Maybe you’ll decide to build a strong enough portfolio to fund your down payment entirely from investment returns. Maybe you’ll delay buying but start living life more freely in the meantime.

Redefining the Dream

This isn’t about giving up on the dream — it’s about redefining it.

Owning property may still happen. But it doesn’t have to happen now or in the exact way you imagined.

True financial independence is about being able to adapt. To adjust. And to build security on your own terms — with or without a house deed in hand.

One of the most powerful things a financial independence planner does is help you move from anxiety to clarity.
